Description

Based on the historical industrial character of Obersendling, the FABRIK forms a connection between the past and the future. The materials of the façade, consisting of steel, brick, metal and glass, are derived from the companies that used to be based in the district and reflect the previous industrial use. In combination with a modern building standard, a representative office building with an attractive facade that creates identity is created. Modern working environments for up to 1,000 employees are being created on around 20,000 m² of rental space and the modern building standard focuses on energy optimization, sustainability and digitization. With regard to the equipment and the choice of materials, the FABRIK also sets standards and leaves nothing to be desired.

A makerspace is available: hybrid areas on the ground floor with increased load capacity and clear room height of 3.83 meters. Dynamic working environments can be designed with varying room depths of up to 30 metres. The rental units are equipped with cooling, ventilation, acoustics, cavity floors and external sun protection and the room layout is based on the tenants wishes. There is a future-proof IT device for server cooling and floor boxes for flexible rewiring. The e-charging stations for electric and hybrid vehicles are located in the basement, there are 184 parking spaces available. A bicycle lift and a private bicycle storage room with changing rooms and showers are also available. The FABRIK will be DGNB Gold certified and WIRED SCORE Gold awarded. There is a shared south-facing roof terrace with a high quality of stay and a view of the Alps.
